V24 REFURBISMENT

Ibervalles Socimi S.A. is developing the JV24 Project at 24 Josefa Valcarcel Street, Madrid. The Project, designed by Estudio Lamela, consists of the rehabilitation of the emblematic Colonial building, leased to Honywell, and will have nearly 12,000 m2c. It is expected that the Project obtains Leed Platinum, WELL Platinum and WIREDSCORE certifications, with a commissioning date in 2024.

For this Project, Ibervalles decides to implement the CORE LPDS methodology.

CORE incorporated some of the aspects of its C2R Construction Project Management System allowing for the Project:

  • i. signing and subsequent management of a collaborative contract with risk sharing in the phases of design development and material execution between Promoter, Architect and Contractor.
  • ii. implementation of Lean Cost Management, through the Target Value Design technique.
  • iii. implementation of Value Engineering processes from the conceptual phases until well into the material execution of the works.
  • iv. implementation of a communication management system and weekly tasks integrating all the stakeholders of the Project.
  • v. development of a coordinated execution project in a BIM environment, from which the measurements for purchases were obtained, saw. the incorporation in the execution of the works of the Last Planner ® System technique by the construction company, and monitored with the CORE C2R System and integrated into the activities of the final client,
  • vii. the development of an as-built BIM model during the execution of the works, from which the measurements of the executed work were used in the process of preparing / authorizing work certifications.

These improvements over the usual project management systems will allow significant improvements in Ibervalles’ cost and deadline objectives.
