Inmobiliaria Colonial Socimi SA is developing an office building at Calle Miguel Angel 23, Madrid. The Project, designed by the team led by Fenwick Iribarren Arquitectos, ACIX Consulting as facilities engineering and MC2 Structures has a constructed area of nearly 12,000 m2c and consists of a comprehensive rehabilitation carried out in two phases with the construction teams of Flulle, for Phase I, and Fulton, for Phase II.
For this Real Estate Project, Colonial decided to incorporate CORE into the Project Management team led by Jones Lang Lasalle, developing within the project management team the tasks of BIM Management, Time Management, and BIM modeling during the material execution phase of the plays.
CORE has incorporated some of the aspects of its C2R Construction Project Management System allowing for the Project:
i) the development of a coordinated execution project in a BIM environment, from which the measurements for procurement were obtained,
ii) the incorporation in the execution of the works of the Last Planner ® System technique by the construction company, and monitored with the CORE C2R System and integrated into the activities of the final client,
iii) the development of an as-built BIM model during the execution of the works, which took advantage of the measurements of the executed work in the process of preparing / authorizing work certifications.
iv) a reporting system for Colonial management based on a 3D Dashboard programmed by BOD.
These improvements over the usual project management systems have contributed to cost savings and optimization of deadlines experienced in the Project, as well as early management of the changes required by Colonial.
