Urbania Real Estate is developing the Parc de l’Alba Student Residence Project in Cerdanyola del Vallès. The Project, designed by the OUA architecture studio, consists of developing a complex for an endowment of 513 rooms, common areas, swimming pool , underground parking for 55 spaces with a total surface area of 15,800 m2.Currently in the development phase of the Concept, incorporating CORE’s Target Value Design methodology from this early stage to design at all times against the target budget.The incorporation is planned of the contractor for the development of the design through a collaborative architect/builder process.
CORE will incorporate some of the aspects of its C2R System for Lean Project & Construction Management, implementing in the Project:
i. Establishment of Value Engineering processes from the Concept, going through the bidding phase, until the closing of the price of the execution project for the realization of a project against cost,
ii. signing and subsequent management of a collaborative contract with risk sharing in the design development phases between Promoter and Contractor,
iii. using a communication management system and weekly tasks integrating all the Project stakeholders, under the Last Planner ® System methodology in the preconstruction phase,
iv. Coordination of the development of the execution project in the BIM environment to obtain agreed verifications between the Architect/Constructor for the execution of the purchases,
v. Last Planner ® System methodology for the execution phase to mitigate risks in the deadlines of the work.
These improvements on the usual project management systems are intended to contribute to cost savings and optimization of deadlines experienced in the Project, as well as early management of the changes required by Urbania.
